How to Become a Real Estate Agent in Georgia
If you are a licensed real estate agent in another state and would like to work in Georgia, you may be exempt from taking the Georgia licensing examination. This is the benefit of Classification by Reciprocity, an agreement that allows real estate agents from some states to practice in other participating states without having to take the qualifying examinations again.
File an application for a Reciprocity License (see Resources below). This license eliminates the need to take a licensing examination. You are eligible for a Reciprocity license if you have a current real estate license from another state.
Meet the age requirement. You must be at least 18 years old to apply for a real estate salesperson license and at least 21 years old to apply for a real estate broker’s license or an associate broker license.
Satisfy the educational requirements. You should must have a high school diploma or a GED.
Satisfy the requirements for a broker’s license. You must have at least three years experience as a real estate salesperson.
Obtain your Georgia Crime Information Center report (GCIC) from your local police department or Sheriff’s office. This report contains information on any criminal acts committed in Georgia only. You will need to show it at the Applied Measurement Professionals (AMP) testing center when you arrive for your examination. Your report must be less than 60 days old.
Bring any court ordered payments up to date. If you have been ordered to make payments, such as for child support, your payments must be current.
Take a course to prepare for the salesperson license. You can take the course at an approved real estate school or at an accredited college or university. The course is 75 hours at a real estate school and 6 semester hours or 10 quarter hours at a college or university.
Take a course to prepare for the real estate broker license. The course lasts for 60 hours at an approved real estate school and 9 semester hours or 15 quarter hours at an accredited college or university.
Pass the real estate exam. This exam, administered by AMP, can be taken at the testing site in Macon, Lilburn, Savannah, or Marietta.
Take a post-licensing course to keep your license active. You must also take a continuing education course every four years.

Prepare for your examination. There are many useful tools to help your prepare for Georgia's real estate examination, including Charles J. Jacobus' "Georgia Real Estate: An Introduction to the Profession" (see Resources below).
Tip:
Apply for your license within 90 days of passing your real estate exams. If you apply after 90 days, the cost of receiving your license will be significantly higher.
If you are a licensed real estate agent in Florida, you must take Georgia’s licensing examination. Prior to the exam, you must show a certification of license history from the Florida State Commission.
Warning:
Your examination score is valid for 12 months. If you do not apply for your license within this time, you will have to take the exam again.
