How to Become a Real Estate Agent in Maryland
If you are interested in becoming a real estate agent in Maryland, you will have to satisfy requirements set by the Maryland Real Estate Commission. These requirements will depend on the type of license you desire. If you have taken some real estate courses at a college in another state, you may be able to use these to satisfy the education requirements. You may also be allowed to use any real estate experience you have acquired in another state to satisfy the experience requirement of the associate broker or broker license.
Ensure that you meet the basic requirements for a Maryland real estate license. You must be 18 years of age or older, of good character and with a respectable reputation.
Take an approved real estate course. Your course of study should not exceed 60 hours and must include a 3-hour class on Real Estate Ethics.
Have a licensed broker write a letter of commitment. It is illegal for real estate sales agents to work alone. The letter of commitment should state that you would be affiliated with the broker’s company once you pass the real estate exam and obtain your license.
Qualify for a broker’s license or an associate broker’s license. If you are applying for either one of these licenses, you will need to have taken a broker’s course and a course in Real Estate Ethics. You will also need to have completed at least 3 years of service with a broker.
Register for the Broker or Salesperson examination.
Pass the two-part examination with a score of at least 70%. Your score is valid for a year. If you need to take one part of the exam again, you must do it before the score of the second part expires.
Submit a current credit report. This must be done before you can apply for a license.
Apply for a license. You may apply for your license online (see Resources below).
Renew your license. To keep your license current, you must submit a current credit report and take up to 15 hours of continuing education courses every two years. Your course of study should include a 3-hour ethics course.
Obtain more information from the Maryland Real Estate Commission (see Resources below).
Tip:
You can renew your license up to four years after it has expired if you are current with continuing education requirements. You will have to pay renewal and reinstatement fees.
You can take continuing education courses in a different state if they meet Maryland’s requirements.
Warning:
Your examination score is valid for 12 months. If you do not apply for your license within this time, you will have to take the exam again.
